What do you choose and how much do you pay?

Marius Čiusas, head of the Ober-Haus Old Town office, commented more on how the agency is facing and what the main expectations of the soldiers are facing for the German families, the challenges facing and what the main expectations of the soldiers are.

– What reactions did you get when you announced that you were looking for a home for German families?

– We work directly with Bundesver, they turned to us with a request. We help German families and individual Germans to settle, so naturally we wanted to spread that message, so we posted that. The message was quite neutral and friendly, but it looks like the primary reaction was made of bots or trolls – not very pleasant comments. However, it is gratifying that a number of compatriots who have offered their housing and want a reliable tenant to reside.

– What numbers are we talking about?

– I would say, dozens. We do not record the exact number, but there are quite a few offers. You see, not only the price, but also the tenant’s reliability, solvency and orderliness is important in renting housing. A German officer in all cases is a reliable tenant – it is important and significant for the landlord.

– How many housing is currently looking for?

– They arrive in certain waves every six months. Nowadays, between 100-200 families. We do not have the exact number, probably for safety reasons, but obviously these are not units. Given that there are about 1.5 thousand people in Vilnius at the moment, possibly the largest portal. free apartments, several hundred seekers do not have a major impact on the market. Of course, there are certain areas or areas where the search is more intense.

– What cities and neighborhoods are most relevant?

– We are talking about Vilnius. Their priority is new construction, quality housing, obviously closer to the city center. However, we have both individual officers and families – those with smaller budget, and sleeping areas are also suitable. They are ordinary people looking for quality housing. There are no exceptional requirements, usually wants Scandinavian, neutral, minimalist style.

– Is there a need for larger housing?

– We also have single newcomers who have enough bedroom. However, they are not suitable for 30 sq. M. m dwellings – prefer at least 40-50 sq. M. m. If you come with your family, you choose 3 -room apartments, at least 70 sq. M. m. 55 sq.m. m three -room option is not very suitable.

– Do you notice that they are targeting German military customers offering housing for rent?

– We feel interest, but not to set up housing for the Germans. We need to understand that renting is usually 1-2 years and the apartment is installed 10 years ahead. Therefore, one should not shape the expectation that all landlords will only focus on the Germans.

– Is it known how much the Germans get money for renting a home in Vilnius?

– There are certain budget steps. Usually, with utilities, they focus on around € 1500 per month for a single bedroom. Up to € 2500 for two bedrooms. Up to € 2500 for a cottage or cottage. If you do not fit into the budget, they are ready to contribute at your own expense. They come voluntarily – no one forces them to live here, so they want quality housing and important to them where they will live.

– In our understanding of a single bedroom, it is a two -room apartment. Up to € 1,500 – a solid amount.

– Yes, they really don’t look for poor housing. Blocks in sleeping areas are not very interested in them. Mostly looking for new construction, fully equipped housing. He also wishes that utilities are included in the rental price – it is harder for them to understand our system.

– Do the Germans change the rental market?

– So far – no. Not because they can pay a little more, but because they are still too few. Currently, those 100-300 people do not have a significant impact on the Vilnius rental market. But if there are more of them and we expect about 4,000, then some will settle in the landfill, where the infrastructure is being developed, the apartment building is being built, others in Vilnius and it will move the market a bit. However, it is important to understand that they do not come at the same time.
