House owner in the rental « arena »: « Then everyone wants to live at Lake Zurich »

In the “Arena” of SRF, homeowners contested and the end of the rental over returns, expats, lakeside – and who has to move to the country.

« I’m a little afraid, » said 17-year-old high schoole Enea, who built up in front of the SVP national councilor and advisory board of the home owner association Zurich Nina Fehr Düsel.

  • Vonne Bürgin, Vice President Die Mitte, board member of the Swiss owners’ association
  • Sarah Wyss, National Councilor SP/BS
  • Michael Töngi, Greens/LU National Councilor, Vice President of Tenant Association Switzerland

Brotz received refreshing support from four young people who sniffed television air as part of the youth media week: Sara, Yael, Lisa and Enea.

The four young people between the ages of 17 and 19 worked at the editorial team all week.

It is paradoxical: Actually, rents should be cheaper today than a few years ago, since the reference interest rate is now deeper. But the tenants felt nothing of this. In doing so, tenancy law prohibits rental prices.

Sarah Wyss, Basel SP national councilor and board of directors of a housing association, was the only tenant in the round. She also said:

«We actually have good tenancy law. But it is not implemented. «

Sarah Wyss, SP

She too is a house owner – she inherited, converted her parents’ house and rents an apartment there – and did not recognize herself in the description of Wyss at all. When Brotz wanted to know how much return she achieved with the apartment, she smiled sly and said that she didn’t want to pay. « So actually cost rent, » she added with a look towards the left-green.

Cost rent means: the rent is as high as the costs that it causes for the owner. No profit is made from it. According to this principle, for example, urban apartments or cooperatives work. This is the market rent that is based on market prices and supply and demand.

Bürgin died from the flat -rate allegation to the homeowners that they would earn all « a golden nose ».

Tongi from the tenant association contradicted:

« This is not a moral question, but an economic. »

Michael Töngi, Greens

Yvonne Bürgin steered the discussion on another topic: when the « wrong » people lived in the narrow apartments. On the one hand, many older people lived in apartments that are actually far too big for them. In the absence of good alternatives, they would not move out either.

And further: Although she is a supporter of housing cooperatives, she observes in the city of Zurich that « the wrong » often lived in cheap cooperative apartments, i.e. people who could afford market prices.

« Sometimes the wrong people sit in the cheap apartments. »

Then they should move to the country

The examples with the expats and the housing associations showed how different the residential policy of the two camps looks. And the idea of what is just living. Wyss and Töngi was about the principle that all people, whether earned or not, are entitled to affordable living space. And that no profit is achieved with living.

For Fehr Düsel and Bürgin, the solution was outdoors: If more apartments were built, the problem of high rents is detached by itself. Interfections from the state side, for example, by writing cost rents into the law, only investors would deter. And Bürgin saw another problem with the cost rents:

« Then everyone would want to live on Lake Zurich. »
