The business is dominated by Bratislava players.
While 2023 could be described as a crisis from the point of view of real estate business, the situation calmed down last year. Buyers began to return to the market and real estate sales started.
It greatly improved the mood of developers. The revived sales motivated them to start new projects. How did this situation be reflected in the positions of the strongest players in the real estate market?
The answer to this question gives a ranking of the largest Slovak residential developers who compiled the index in cooperation with The Slovak Spectator within the project The largest in business (Largest in Business) .
We came from data provided by development companies. The main criteria for determining the ranking in the ranking were the area under construction at the end of 2024, the area of completed residence projects and the number of apartments sold in the past year.
Projects approved from 2022 to 2024 and the area of planned projects were also among the formula, where the environmental impact assessment process (EIA) has already begun.

The top ten of the largest residential developers was first worked out by the Zilina company Reinoo. It is a developer whose main representative is the original founder of the Internet company Azet Milan Dubec.
Reinoo operates in the north of Slovakia. Last year in Púchov approved another stage of the project under Zábrehom AV Žilina He completed the third stage of the Green Vlčince project, which brought 74 housing units to the market.
Currently Reinoo implements the fourth stage of green Vlčiniec with other 148 apartments. The plan is planned to build hundreds of apartments in the third stage under Zábrehom and in several Žilina projects. The developer is also expected to enter the Bratislava real estate market.
