Representatives of apartment buildings are actively interested in the « (R) evolution », housing modernization
However, renovation of a house is a complex process that involves various myths that do not conform to reality. Therefore, Kaunas Municipality and Kaunas Housing Modernization (KBMA) invited community representatives to a seminar on Thursday: « Modernization of apartment buildings: what should community representatives know? »
During the seminar, participants were able to gain very valuable theoretical knowledge, update the information already available and learn more about the current conditions of state support for the modernization of the house.
The aim of the seminar is to ensure that there are no unanswered questions
KBMA specialists invite residents of Kaunas old neighborhoods every week to meetings. Almost 300 were held last year! However, community representatives are people who want to delve deeper into the topic of renovation of the building, with very specific questions and observations. For this reason, they were invited to attend a seminar for them only.
“It's a lot of fun to see so many familiar faces today. Our agency specialists have been in contact with many of you, but today, I believe we will take another step towards change. We are a very open institution – we always look forward to your questions, listen to opinions and are happy to discuss home renovation issues. Thank you for representing your communities so actively, ”said Ieva Šakalienė, head of KBMA.

During the seminar, as many as four speakers shared their knowledge. Participants were able to deepen their knowledge and learn more about the defects and longevity of apartment buildings, and to hear about the impact of the building's data bank on the process of modernization of the building's results. They listened to extremely useful information about the renovation of the house from an administrative point of view and could find out what benefits and risks they may have to face. Communities were also answered to a relevant and common question – it is easier to sell an apartment in a modernized or unmanaged house?
After the reports prepared by the experts, the second part of the seminar was waiting for personal consultations with KBMA professionals. The agency's representatives devoted time to each wishing, commented on the individual situation of the courtyard of the house or group, and answered the questions about the « (R) evolution ».
Apartment – Like a car to take care of constantly
Dr. dr. Mindaugas Augonis. He said that an apartment building is like a car that needs to be carried out and maintained.
“When it comes to the most common defects in the home, the most important thing is to find their causes. For example, wall defects often occur when sitting in the foundation of a building, ”he explained.
The expert told about the causes of the seating of the building foundation and explained what should be done when faced with this problem.
“Defects can be arranged during the renovation of the house. Modernization of the apartment block stops the rupture of the walls and the walls are protected from external influences. This is how the life of the house is longer, ”he said.
Seminar participants dr. M. Augonis wished to take care of his home responsibly and not to take modernization in humid air.
Created a way to determine the condition of the building
Scientist dr. Jurga Kumžienė told the participants of the seminar about the impact of the building's database of buildings on the building's modernization process.
« The aim of this project is to ensure more efficient and data based on the modernization and maintenance of buildings, promoting renovation processes, » she explained.
According to her, this project will help determine the condition of the building to determine whether it needs modernization.
“Buildings should last 50 years. However, they use different materials, so naturally they serve a different period of time, ”the rapporteur said.
Dr. J. Kumžienė told the participants of the seminar that she hopes that this tool created by scientists would facilitate work, optimize processes and help to promote modernization.

Private property always requires investment
Representatives of apartment buildings were given a wealth of valuable information about the building's renovation from an administrative point of view. Edvin Bindok, an expert on the renovation (modernization) of apartment buildings, and an apartment building, told about the benefits and risks.
“Apartment building is private ownership. Often people think that their apartment belongs to them, but what is outside is something else. This is not true, ”the expert said.
He told the participants more about the program of renovation (modernization) of the apartment buildings, outlined its benefits, and provided useful information about state support for those investing in their apartment building.
“Support is always changing and transformations are under way. However, the tendency is that support is not increasing. A fixed rate model is now set, ”explained the specialist.
However, he said he felt that support could continue to decline. Therefore, the enterprising residents called for the possibilities of renovation of the building and to achieve the best results.
Modernized housing is easier to sell and earn more
Naturally, all people want their home value to grow, and if necessary, the apartment can be sold at a very good price. Paulius Kukenys, Marketing Manager at Capital Kaunas, told about the differences in the sale of a modernized and unconventional apartment.
“The purchase of housing during pandemic has been reduced, but it is currently growing again. However, it can be distinguished that the newly landscaped apartment, though old construction, is always more expensive. However, the statistics are that only 13 percent. All the apartments offered are modernized, ”the specialist said.
According to him, this is because people in a modernized house are less likely to sell in a modernized house. Although the cost of housing is the most important for buyers, they pay close attention to the place where the house is located and its installation.
“The modernization of the building is also important. If the house is not updated, people ask if it will be done and when, ”shared P. Kukenys.

After the presentation, the participants in the seminar were in no hurry. KBMA representatives invited them to be individually consulted with specialists on their home, home group or yard.
“It is not the first time that individual consultations are the best way to spend the best time for each participant. After all, they are not interested in the troubles of other residents or homes, they want to talk about themselves. Therefore, during the consultation, KBMA specialists answered many questions, advised or ordered to apply to other authorities if they can help solve their problems, ”said I. Šakalienė, the head of the agency.
