Real estate prices in the Austrian border area did not feel the crisis

Housing in the border Austrian villages was once a hit. Kittsee, Berg, Hainburg and Gattendorf have grown thanks to the influx of Slovaks who were looking for comfortable living at relatively favorable prices, while at the same time they would remain « to leap » from Bratislava.

Interest has intensified after the outbreak of war on Ukraine in 2022. The Austrian border was also psychologically attracted to greater security. High demand for real estate has therefore been expelled there since the time of the pandemic to prices to levels that are already comparable to Bratislava.

When the banks started to increase since 2022 mortgagescooling also affected the real estate market in the Austrian border. He has been interested in it for two years. According to some real estate brokers, since the end of last year, part of them admits that the interest of the Slovaks in the Austrian villages has already fulfilled their potential.

More expensive mortgages with prices did not move

Even ten years ago, real estate prices in the Austrian border municipalities were 20 to 30 percent lower than in Bratislava. It motivated many Slovaks to buy land, house or apartment.

Not only did they save, but at the same time they fled from the housing housing in the capital, which is associated with noise, many neighbors or clutter on the streets.

However, since the prices of real estate were more or less called, the boom has fallen. At present, Slovaks who are not satisfied with the political and economic situation in Slovakia are primarily interested in Austria, and they consider real estate abroad to be part of the plan to break away from it.

While the result of more expensive mortgages from 2022 to 2024 was a slight decline in real estate prices in Slovakia, in the border Austrian municipalities were mostly maintained.

This is mainly due to the lack of real estate and the efforts of municipalities to regulate new construction. If there has been a slight drop in prices, only in less lucrative locations that were not interested.

They want something bigger

According to some real estate brokers, prices started in Austria At the end of last year, they climb again because they responded to the cheaper of mortgages and the growing demand of Slovak clients.
