High demand for real estate has therefore been expelled there since the time of the pandemic to prices to levels that are already comparable to Bratislava.

More expensive mortgages with prices did not move

Even ten years ago, real estate prices in the Austrian border municipalities were 20 to 30 percent lower than in Bratislava. It motivated many Slovaks to buy land, house or apartment.

Not only did they save, but at the same time they fled from the housing housing in the capital, which is associated with noise, many neighbors or clutter on the streets.

However, since the prices of real estate were more or less called, the boom has fallen. At present, Slovaks who are not satisfied with the political and economic situation in Slovakia are primarily interested in Austria, and they consider real estate abroad to be part of the plan to break away from it.

While the result of more expensive mortgages from 2022 to 2024 was a slight decline in real estate prices in Slovakia, in the border Austrian municipalities were mostly maintained.

This is mainly due to the lack of real estate and the efforts of municipalities to regulate new construction. If there has been a slight drop in prices, only in less lucrative locations that were not interested.

They want something bigger

According to some real estate brokers, prices started in Austria At the end of last year, they climb again because they responded to the cheaper of mortgages and the growing demand of Slovak clients.
