Poles threw themselves on flats and houses in Spain. A record was broken
The most common profile of buyers is people aged 45 to 65, businessmen or people who perform free competitions and usually have adult children. These customers are looking for real estate in the coastal areas of Spain for temporary use and as a long -term investment – says the Spanish website expansion.com. Poles approach the eighth place in terms of the involvement of the nation in the purchase of real estate in Spain.
However, the portal indicates that experts agree that this is an upward trend that intensifies. The reasons for this are different and depend on age. The elders are usually entrepreneurs who founded their companies in the 1990s. Now they have made up, retire and can afford a house in Spain. The younger, apart from the obvious reasons, which are the search for a better future and a more pleasant climate, feel insecure in connection with the war in Ukraine and the aggressive attitude of Russia. Some want to move out of Poland. Another depends to have a place to escape if necessary.
Buyers from Poland most often decide on the vicinity of Valencia, Andalusia, the Canary Islands, Catalonia and Murcia. According to data collected by expansion.com, they usually look for modern apartments with two bedrooms and large terraces, a villa with pools, as well as luxury villas near the sea. They value real estate that are newly built and have premium facilities, such as gyms and landscape gardens. Apparently Poles are very demanding clients and they care about quality.

We talked with Grzegorz Machalica, the owner of the Advisor Estate agency, who can speak from two sides, because he first sought a flat in Spain, and now he sells it to other Poles.
We came to the Costa Blanca in 2018 and decided to buy a house for us with the help of a local real estate agency, but unfortunately the level of our advisers was unsatisfactory. We faced the problems we had to deal with ourselves. Here, in Spain, everything looked different, even though we had experience in the process in the real estate market in Poland. That is why we decided to offer something more to people like us, offering help at the highest level so that they feel safe
– explains Mr. Grzegorz.
And he adds: We decided to move to Spain, because we love this country, the climate is healthy and wonderful and above all it is the sun that we have every day and the whole year with which we feel good, and in Poland it worked badly on us.

The interest of Poles in Spain is growing at a rapid pace
Grzegorz Machalica admits that the interest of Poles in Spain is growing every year. The last three years, especially after the outbreak of the war in Ukraine, is characterized by high dynamics in the purchase of real estate. – Poles decide to move permanently, some want to have a second house in the sun and « just in case », which in today’s geopolitical situation is quite a strong reason. Others, in turn, simply want to place their funds well so that they work for them in the tourist sector, for rent – he explains. He also confirms that Poles most often buy apartments near the sea. The view and walk to the beach from the new home are the biggest dream. – They decide on houses less often, because they usually have them in their homeland, and here it is to be easily and compact – adds Mr. Grzegorz.
Definitely families and couples lead the way in purchasing real estate, which shows the normalization of the need to have a second house in the sun. Especially continental Spain is popular among Poles. We are on the edge of Europe, the prices are affordable, the weather is great almost all year, and the climate is very gentle, and « in case of what you can get even by car from Poland »

Poles often decide to buy a house in Spain
He explains that the mentality of the Spaniards, which we are close to us, is also very important, it is easy for us to acclimatize here and we feel good in this country. The Spaniards have the ease of maintaining everyday life balance. In addition, he points out that prices in Spain are definitely lower than in other countries of North or Western Europe. – I have in mind both the costs of living, services and real estate prices, e.g. in large cities in Poland – says Mr. Grzegorz.
The Spaniards love bars, restaurants and life outside, spending time outdoors, celebrating life and every moment, which the climate favors. Thanks to this, the level of gastronomy is at a very high level and prices are affordable. Here, going to a restaurant is not a holiday and you do not wait for special occasions, it is everyday life and everyone lives on a daily basis, which stimulates the industry and makes it extremely competitive also in price. The quality of fresh food is at a very high level

– We are definitely convinced by the purity of air, there is no smog, which after years of life in a large agglomeration in Poland was a bane. We chose a special place in this respect in this respect, the area of salty lakes and the Mediterranean Sea maintains a healthy microclimate here. On everyday walks we meet flamingos, pink water in the lake and a lot of green palm trees throughout the year. We lived in other countries in Europe and in our opinion Spain is number one as a place to live on this continent. We are convinced by the longest average life of European countries. Poles go to Spain massively and buy houses there. Why?
We asked Poles who decided to move to Spain and buy real estate, which prompted them. They confirm what experts talk about.
The political situation in Poland and Ukraine prompted to move to Asturia. We are looking for a flat or a house for rent. It is difficult, because in small towns and villages there is nothing for rent, everything is for sale. If, in turn, something goes to rent, they either do not accept animals, and we have a dog or require a pile of papers. I am willing to say that the situation is tragic when it comes to renting for a meaningful sum and just getting along with people. If someone has a job contract and has no dog, it is probably easier. Our situation is unusual, « for a savage ». But in small towns they definitely prefer to sell something than to hire

In turn, Mrs. Aleksandra decided because she was studying Spanish, then she met a former Spaniard boy and went to study in Barcelona, then found a job and stayed because, as she says, this is a friendly country for life. She did not notice the increase in the number of Poles, but she suspects that this is related to what part of Spain she lives in. – There are Poles, but I don’t have the impression that there are more than they used to. Maybe Poles buy apartments more near Alicante, Costa del Sol. However, in Catalonia prices are high and it seems to me that the increase in the purchase of apartments is in other parts of Spain – he says.
It’s hard to find a house or apartment in Spain
It is not easy to find a flat because they are expensive, so when you have a lot of money to buy – over 500,000 euros and therefore there are fewer people buying at these prices, this is more available apartments. At more affordable prices, around 300,000 EURO is very many willing and such real estate sells out very quickly. If someone from Poland does not have documents needed to buy, then before they can make them, the apartments will not be. Prices of apartments went up over 28 percent.

Mr. Adrian, on the other hand, is looking for a place in Spain for his friend. – I will only be able to come there in winter, when it is cold with us. I can’t afford to buy a house in Spain yet. But maybe someday you can buy something – he dreams.
