New construction (and dungeons) – increasingly up to Vitosha
The construction in Sofia is going further up to Vitosha. A territory of almost 8 acres above Boyana quarter, finally removed (after court decisions) from the Nature Park is prepared for housing construction. The property is private, there is an access to Belovodski Road Street and in December the terrain was sold for 2 million euros.
About a kilometer up on the road to the Golden Bridges, two monolithic buildings are being built on top of each other – for guest houses. From a distance, because of the scale, it can create confusion that a new station of the stopped Prince's lift is being built, whose route is passing nearby. The property is also private and the contracting authority is a company managed by the son of a party leader.
The check of Dnevnik did not find public information to link the two examples.
How to remove territory from Vitosha Park
Vitosha Nature Park has been a protected area since 1934 and has an area of over 27 thousand. It has state, municipal and private property (restored by restitution), but new construction is prohibited. By order of the Ministry of Environment and Waters of March 1, 2004, the exact coordinates of the border were also defined in the part of the park that falls in the Sofia Municipality.

In the removed area is the property of 7.9 decares above Boyana (the other is in the area of the Cinema Center). At that time he was owned by singer Beloslav Stoyanova, who received it as a donation from her parents, and they bought it in 2003.
Neno Dimov withdrew his order in January 2018, but this action was appealed by Beloslav Stoyanova and it was annulled by the Supreme Administrative Court (SAC) in April 2019. Thus, the first order removing the property from the park remains in force.

Laws of lawsuit temporarily changes to the park
Two non -governmental organizations – « The Association of Parks in Bulgaria » and « Association for Research Practices », appeal the court decisions. The first three -member composition of the SAC, and then a five -member chairman Georgi Kolev, resulted in the reduction of the area of Vitosha Park. The last order is on April 7, 2023 and it is not subject to appeal. The owner of the removed terrain from the park submits an application in the Vitosha region for a change in the regulation plan.

If this change in the detailed plan goes to the Municipal Council, then the authorized height in the property will be up to 15 m, the intensity coefficient – 2.3, which means that in the case of an area of 7.9 decares is entitled to 18 170 sq.m of built -up area (total area).

With the pledged parameters for the construction, the property is extracted and a new value and two months later, on December 5, 2024, it was sold for 2 million euros to an individual who owns companies with headquarters in Varna.
« According to the provisions of the General Plan (Master Plan) of Sofia, this property is not intended for construction, even though it is not in the park. In order for this to be possible, the Master Plan must be changed. Only with a change in detailed plans, this cannot be done, » said Toma Belev, chairman of the Association of Parcs in Bulgaria.
Mareshki-son builds houses « with many dungeons »
Another example of construction in the area is up the Belovodski Road Street in a property on the border of the nature park. Two monolithic buildings are being built there. The project envisages « two guest houses with a reception building ». The skate of the mountain next to them is seriously strengthened.
« It is Mareshki and this is the property with the many dungeons, » explained the mayor of the Vitosha region arch. Zarko Klinkov for the project in front of Dnevnik. He stressed that this terrain, although much higher in the mountains, has never fallen within the scope of the protected area.

The contracting authority is Boyana Project 1 Ltd. A check in the Commercial Register shows that the company is managed by the son of the leader of the Volia Party Veselin Mareshki, who is also called Veselin. He is also a co -owner of 50% of the company and the other 50% is Alexandrina Mareshka.
