Moscow sellers began to reduce the price of apartments

Owners of apartments in new buildings who sell them under the contracts are ready to agree to a prize of only 1% of the purchase price in Moscow and 5% in St. Petersburg. In the suburbs, the owners, on the contrary, are ready to realize the area with a discount of 3%. While a massive preferential mortgage was operating, primary real estate owners could sell it with a margin of 10-13%.

In June 2025, primary real estate owners in Moscow began to sell their apartment apartments with a margin of only 1% of the initial price, although a year ago this figure reached 10%, it follows from the calculations made at the request of Kommersant Analyst. According to the service, in the suburbs, primary housing for the assignment is offered at all 3% cheaper than that of the developer, the margin decreased by 8 percentage points (p. P.) year by the year.

In St. Petersburg, the owners of apartments in new buildings began to sell their real estate with a margin-5%, this is 8 p. P. less than a year earlier, the head of Cyan Analytics, Alexei Popov. Such dynamics can be traced as a whole in Russia: the average cost of an apartment in the average in the country was 10.4% less in May than during primary sale, the commercial director of the Yandex Real Estate service Yevgeny Belokurov.

Previously, apartment owners in new buildings could sell their areas in the assignment more than a redeemed price due to high demand, which was supported by a massive mortgage.

But now the demand has fallen, since the issuance of preferential loans has become point, the managing partner of Penny Lane Realty Andrei Sado states. According to him, in conditions when the volume of apartments is very high, the household sellers have to reduce prices in order to attract buyers. According to the NAMADOM.rf Information system, 9.6 million square meters are planned in Moscow and the Moscow Region and the Moscow Region. m of housing, of which 31% of apartments remain non -distributed.

Sales Director of the Federal Real Estate Agency « Taja » Sergey Zaitsev draws attention to the fact that by the time of the assignment, the owners of such apartments had already received potential profit. According to him, the cost of new buildings is growing more actively than it was necessary to achieve the return rate. In April 2025 alone, the average cost of new buildings in Russian millionaire cities increased by 12.8% year by year, to 185 thousand rubles. per 1 sq. m, calculated in Yandex Real Estate. In addition, the owners who sell their apartments on the assignment strive to realize their housing as quickly as possible, so they are ready to offer objects at a reduced price, explains Roman Rodionsev, Director of the Development of the EST-A-TET agency.

The purchase of apartments in new buildings for the assignment is beneficial for buyers, since this allows you to buy housing in the desired project with a closer deadline where the developer no longer has free lots, Sergei Zaitsev notes.

The demand for apartments for the assignment is quite stable: the volume of the supply of such housing by the results of May decreased by 9.6% since the beginning of the year, Evgeny Belokurov calculated. However, the head of the territorial sales department of the A101 Civil Code, Denis Zhidkov, emphasizes, if the owner of such an apartment unscrupulously fulfilled the requirements for paying for the asset and any restrictions are imposed on him, then the transaction may later be challenged.

The difference between the assignment and the cost of apartments at the developer can increase until the end of 2025, since housing prices in new buildings seem to increase even more due to the expansion of the family mortgage program-this can slightly restore the demand for primary housing, Denis Zhidkov predicts. However, Andrei Sado adds, even if this does not spur the demand of buyers for primary real estate, and developers will continue to restrain prices and offer discounts, the gap between the prices may be reduced.
