Due to the preservation of the supply, the share of small lots in the structure of transactions in the primary market remains noticeable. Alexei Popov says that in January -March 2025, 15.5% of the transactions in the new building market of Moscow consisted with apartments up to 28 square meters. m. In the second quarter of last year, against the backdrop of excitement due to news about the ban on such housing, the indicator reached 17.4%. Ruslan Syrtsov says that the average cost in the small -sized apartment of the mass segment, taking into account the New Moscow, is now 366.5 thousand rubles. per 1 sq. m. This is 7.5% higher than the average value for the primary market.

Alexei Popov explains that in the old boundaries of Moscow, microcavars for a year went up by 10%, to 418 thousand rubles. per 1 sq. m. Consumers, however, can continue to buy small -sized apartments in the secondary market. Mrs. Komissarova says that in the first quarter options are up to 28 square meters. m formed 5.4% of the volume of the exposition of finished housing. At the end of last year, the value was 4.5%. This, according to the expert, is not only microcaring in already rented houses, but also apartments whose owners sell them in parts.
