In the first quarter of this year, 8,044 transactions were introduced at the database of pricing and rentals, of which 5,717 sales and 2,327 real estate leased.

According to data from the Agency for Real Estate Cadastre (AREC), the number of sales registered in the Register of Prices and Lease in the period January – March 2025 compared to the period October – December 2024 decreased by 11 percent, and the number of leases decreased.

In the first quarter of this year, the total value of real estate sales transactions is 251 million euros. Most sales were registered in February, 1,997, and at least in March 1,857.

According to the type of real estate, 1,947 sales of € 137 million, 623 of houses (42 million euros), 215 in business premises (18 million euros), 1,935 on agricultural land (€ 19m), 719 on construction land (20 million euros), 173 million (€ 19m), € 26 (€ 26) (€ 26), € 26 (€ 26) have been recorded. Euro).

The value of the leases in the first quarter is 874 thousand euros. Most rented in the first quarter were registered in February, 883, and at least in January, 675.

Data on mortgages in the cadastral records show that in the period January – March this year, 2,596 loads on real estate with a total of 384,969,557 and 4,929,828,022 denars were recorded.

At the Center for Real Estate Cadastre Skopje, 1,379 real estate, in the value of 194,518,333 euros and 2,841,291,304 denars, while in the 29 regional offices for real estate cadastre 1,217, worth 190.451.224 euros and 2.088.536.718 denars.

Last year, 31,029 transactions were registered on the real estate market, of which 22,548 sales of EUR 1,007 million and 8,481 lease worth 3,329 thousand euros.

The latest data from the State Statistical Office shows that last year the business entities built 2,641 facilities and completed 5,405 apartments with a total area of ​​348,720 square meters, of which 5,255 are individual ownership. The average useful area of ​​the finished 5,405 apartments is 64.5 square meters. Last year it was mostly built in the Skopje region, at 807 buildings, and 3,566 apartments were completed.

SSO data for construction work and completed housing in housing buildings built in individual directing for 2024, however, show that individual owners have carried out construction work worth 14.4 billion denars and completed 2,512 apartments.

A total of 1,978 buildings were built last year and a total of 2,512 apartments have been completed with a total area of ​​296,537 square meters, of which 152 are apartments in weekend houses with a total area of ​​12,879 square meters. 2,512 apartments are completed, and the average useful area is 118.1 square meters. It was mostly built in the Polog region, where 628 buildings were worked, and 587 apartments were completed.

In April this year, 357 building permits were issued, which is 38.9 percent more than last year last year. The reporting period envisages construction of 729 apartments with a total useful area of ​​60,833 square meters. Of the total number of apartments, 266 are in the Skopje region, 232 in the southwest, 125 in the Polog region, 63 in the eastern region, 16 in the Vardar region, 14 in the Southeast region, 10 in Pelagonia and three in the northeast region.
