In industrial parks, the apple has nowhere to fall – Kommersant

In 2024, the investments of residents of industrial parks in production for the first time since 2020 showed negative dynamics – the reduction amounted to 33.7%, up to 173 billion rubles, and records the study of the Association of Industrial Parks (AIP; Kommersant has). The reasons – the end of the surge of investments caused by the replacement of foreign residents by Russian, as well as the exhaustion of the capacity of existing industrial sites. According to AIP, 85% of production facilities are filled, and the shortage of free places pushes the management companies of the parking companies to build up investments in the infrastructure: in a year they doubled, to 94 billion rubles.

In 2024, the investments of residents of industrial parks in production for the first time since 2020 began to decline – immediately by 33.7%, to 173 billion rubles, follows from the review of the Association of Industrial Parks. The most likely reason is the record occupancy of finished production facilities: 85% of 25 million square meters. m, of which 21.2 million square meters. m – objects of existing 295 sites and 4.2 million – in the territory of 159 created. This is close to the shortage of space, recognized in the AIP. The limited free places pushes management companies to new investments in the infrastructure of industrial parks – they doubled, from 46 billion rubles. In 2023 to 94 billion rubles. In 2024.

The decline in investments in production is probably explained by the fact that with the high filling of the existing sites the investment necessary for their operation has already been made, and the redistribution of places in industrial parks between the departed foreign and came to their seats de facto completed (the share of foreign residents in 2024 amounted to 6%, a year earlier-7%earlier).

As a result, the third year in a row, the share of Russian investments in production by the accumulated outcome (53%) exceeds the share of foreign investments, although in 2021 only 47% of the total volume was on Russian investments.

In absolute terms, Russian companies account for 1.2 trillion rubles. investments, on foreign – 911 billion rubles. In 2024, from the total investment of residents (173 billion rubles), investment of residents of the Russian Federation amounted to more than 90%, foreigners – 19 billion rubles, 60% of which were for new production. Russian and foreign investments differ in the nature of the production created. Foreign companies often implement larger projects, average investments in the production created – 2.6 billion rubles, the review is noted. Last year, investment leaders among foreign residents were China, Türkiye, the UAE, Mexico, Belarus.

However, large Russian manufacturers began to show interest in organized industrial sites. “Domestic manufacturers occupy niches released after reducing the share of foreign investment in domestic production. This cannot be called competition, it is not about sales and not about access to the market, but about the ratio of investment – in the total volume of investments in the creation of production there are more Russian companies, ”says AIP Denis Zhuravsky, director of AIP. The dynamics of investment is affected by the nature of the industry in which the production is located and the projects themselves, the head of the AIP explains: “For example, in 2023 out of 261 billion rubles. Over 74 billion rubles. The Republic of Tatarstan attracted – the investments of large investors predominated, mainly in the enterprises of the petrochemical industry and the production of rubber and plastic products. Therefore, this year is such indicators. It all depends on the type of project and industry, ”he says.
