But a short -term increase in the input will not solve the problem of a deficiency of hotel rooms during periods of peak demand. And in the future, the development of infrastructure may slow down.

In 2025, it is planned to introduce 10 thousand new hotel rooms in Russia, calculated in the consulting company IBC Real Estate. The indicator is 3.7 times higher than the values ​​of 2024 and can become maximum since 2014, when 11.2 thousand rooms were rented out. The expansion of the fund is planned, including at the expense of the largest operators. Azimut Hotels and Cosmos Hotel Group Kommersant said that they plan to open a total of 25 new hotels.

The President of Cosmos Hotel Group, Alexander Biba, also connects an increase in state support measures: this year, projects will enter the market that received preferential loans for construction and reconstruction of 2–5%in 2022–2024. On the horizon for the next five years, the program is supposed to build 78 thousand numbers, adds the IBC Real Estate CEO Alexey Efimov. Dmitry Vakhrukov, Deputy Minister of Economic Development, previously estimated the total cost of these projects at 2 trillion rubles.

The second growth driver Azimut Hotels, Maxim Brodovsky, calls the growth of the domestic tourism market and an increase in the number of business trips around the country. According to Rosstat, last year 85.5 million people stopped in Russian hotels, 10.9% more than a year earlier. In January – April of this year, growth amounted to 5%, up to 24.9 million people.

An increase in the number of Russian hotels can partially smooth out the shortage of seats during periods of peak demand, said Oleg Germanenko, head of the Strategic Consulting Department of Strategic Consulting. Earlier, the lack of a fund contributed to the growth of alternative segments of accommodation, including tourist housing. During the May holidays, according to Cyan. Analytics, the demand for short -term rental increased by 14% of the year (see Kommersant on May 6). According to the Ostrovka, the apartments became the most popular selection form for the June holidays: they accounted for 28% of sales in Russia.

Marina Smirnova, head of the hotel business and tourism department of CMWP, doubts that the increase in the input this year will have a significant impact on the problem of deficiency of places. She draws attention to the fact that modern hotels, in principle, form only 5.6% of the hotel fund of Russia.

The new proposal is distributed unevenly. For hotels, developers usually choose locations with a stable and solvent tourist flow, explains Ksenia Nepomnya, deputy director of the strategic and managerial consulting department of Core.xp. Due to this, new objects often appear in the central part of the country, and in the Far East there are still few projects: a short season and remoteness from large cities in the country make risky investments.

Aleksey Efimov, as another example, cites the Kaliningrad region, where the total volume of the hotel fund reaches 1.4 thousand rooms. In Moscow and St. Petersburg, these values ​​are many times higher: 30.3 thousand and 16.5 thousand numbers, respectively. The supply deficit in high demand conditions leads to an increase in prices (see “Kommersant” of June 10).

Marina Smirnova does not exclude that part of the hotel objects declared for the delivery of hotel facilities this year will subsequently be postponed to a later date. Mrs. Nepomnyans does not exclude that the growth rate of the sentence will eventually slow down. Contribute to this, including a revision of support measures. The Ministry of Economy previously indicated that the limit under the program of preferential lending for the construction of hotels was selected and in the future it will probably not be prolonged. Alexander Biba is counting on a moderate growth rate of high -quality number of rooms – 5-6% per year.
