Another obstacle appeared on his way – in the form of restrictions on the part of the rescue department, which does not see a large trading building at this place and offers to limit himself to a building with a spot of 250 square meters.

It all started very cheerfully

A year ago, at the end of March 2024, the state sold a plot of land at the auction, almost 17,000 square meters, at the entrance to the Narva, at 71 Tallinn highway, this territory is located between the Olerex refueling (partly converges it), the Tallinn highway and Rahu Street.

The initial price of this extensive real estate was only 135,600 euros, but as a result of trading with three participants, to 305 thousand euros increased, which also did not seem to be a significant amount, taking into account the location, which could be called a “gates to Narva”.

The buyer of the land was the company Sanitex Oü, the Estonian representation of the largest company in the Baltic countries (also operating in Poland) engaged in wholesale trade. Companies with a turnover of 2 billion euros, with more than 3,000 employees, 35,000 customers.

The first wholesale store under its brand Promo Cash & Carry opened the enterprise in Tallinn Lasnamay about 10 years ago, in 2022 the second store appeared in Pyarn.
Literally immediately after the purchase of real estate in Narva, Sanitex Oü began to promote the project of the construction of the Narvsky store-wrapper, but collided with obstacles.

Deputies refused last summer

Last summer, deputies of the Narv City Board considered the issue of initiating a detailed layout of this real estate and refused it. Sanitex Oü did not agree with this decision, holding it to dispute.
Deputies voted against because local residents hope for the development of this territory as a recreation area – places for sports, entertainment of children, etc. And also for the reason that last summer the Department of Protection of Monuments of antiquity took under temporary protection this land plot with cultural value. The defense line of the Northern War, built in 1700, is held in this territory, the department notes, believing that it represents historical and cultural significance.
The purpose of this real estate, Tallinn, 71 is a “business earth”, but it turns out that the possibilities for any business there are limited for a new reason.

Another attempt

On April 2, the Narva Goroprava decided to initiate a draft detailed layout, to act as a customer, for which she will still need the approval of the deputies who have to consider this issue.
At the moment, there is a requirement from the rescue department, according to which, in view of the immediate neighborhood with a gas station, due to the risks associated with these risks, the business building at this place should not exceed an area of ​​250 square meters, while Sanitex Oü hopes to build an order of magnitude larger than a building with a total area of ​​6,000 square meters.
The Narva Department of Architecture and Planning notes that in the course of work on a detailed layout with the participation of all interested parties, perhaps the solutions arranging all will be found.
Note that the commercial development of the Tallinn highway, 71 also limit the requirements for the environment.
