Housing Rights Association’s Savings Record low – DN.se

Rising interest costs and more expensive operating costs have had a major impact on the economy of many tenant -owner associations.

In a recent report, HSB Stockholm has mapped over 760 tenant -owner associations with close to 100,000 apartments in Greater Stockholm. It shows that the average fee was increased by 9 percent below 2024 to SEK 833 per square meter per year. It is the largest increase in the last five years.

– It is positive that the boards dare to make responsible decisions on necessary increases, but that is not enough, says Cecilia Jutell, analyst at HSB Stockholm.

For at the same time as the fees Increased, saving has decreased five years in a row. Last year, the average savings of the associations surveyed were SEK 165 per square meter, which is about half of what HSB recommends. To reach the recommendation, the fees would have had to be increased by another 17 percent.

– Having too low savings means that current members do not stand for their wear, says Cecilia Jutell.

This means that the cost of maintenance and renovations is shot at future members, who then risk shock increases of the fee.

– Just a few years ago, you were used to having an unchanged fee in associations, and it worked when we had such low interest rates. Many have probably moved to raise until now, but have not done so to a sufficient extent.
