Housing in April lags behind last year’s indicators
In January – April, it follows from the operational data of the Federal State Statistics Service, the commissioning of the housing amounted to 38.7 million square meters. m – this is 5.7% more than in the same period of 2024. In April, however, 6.7 million square meters were handed over. m – which is 7.4% less than a year earlier. A decrease in the input volumes, after a serious growth was noted in February – Mart, is associated with a slowdown in the pace of delivery of individual housing construction (IZHS). It should be noted that this segment demonstrated positive dynamics for most of 2024 and in February – this year and held the indicators of housing in the whole in the plus.
In April, according to Rosstat, 4.4 million square meters were introduced. m of private houses, which is 9.3% lags behind last year. The pace of input of the IZHS also slowed down in monthly terms after high indicators of the first quarter (about 7-8 million square meters per month). In general, 25.4 million square meters were introduced in January – April. m of private houses, which is 20% more than a year earlier, IZHS accounts for 75% of the housing commissioned during this period. The sector of apartment buildings continues to remain in the minus, although in April the lag behind last year’s indicators turned out to be insignificant – the input volumes amounted to 2.3 million square meters. m, which is 4% less than a year earlier. In January – April, the developers built 9.6 million square meters. m, which is lower than last year by 14%.
In the Ministry of Construction, as the deputy head of the department, Nikita Stasishin, said yesterday, the main task is now considered to retain the annual housing input volumes at a level of at least 100 million square meters. m. As Vice Prime Minister Marat Khusnullin previously noted, taking into account the current dynamics, following the results of 2025, the input is expected above this level-such results will be ensured by the reins of 2022–2023, when the demand for housing was high. In the case of problems with the launch of new projects now, according to Vice Prime Minister estimates, in 2027–2028, a “failure of 30 million square meters can occur. m « .
According to Dom.rf, the volumes of new projects to the market are already lagging behind last year: in January -April, 18% less new construction projects were launched – 12.4 million square meters. m. In April, developers brought 4.3 million square meters into the market. m of new projects, which has become a maximum since the beginning of the year, but also 2% less than a year earlier. In general, the volume of housing under construction is estimated, according to May 1, at 116.5 million square meters. m (plus 5% in annual terms). Such a dynamics of launching new projects is associated with reduced housing demand after the cancellation from July 1, 2024 of a mass preferential mortgage. According to the results of January – April, according to Dom.rf, banks issued 215 thousand mortgage loans by 909 billion rubles, which is 48% and 40%, respectively, behind the indicators of the same period of 2024. The main decrease is due to market loans, the rates for which remain barrage (about 27% in the end of April).
