Hotels: Reinforced by 1.6% of the first four months of 2025
With a positive sign ended in the first quarter of 2025 for the hotels Athens, with an average completeness of 63.5% (an increase of 5.2% compared to the corresponding period of 2024), with an average room price (ADR) 125.00 euros (an increase of 7.8% compared to the first quarter of 2024) and with revenue per available room (Rev Par) 79.43 euros (increase of 13.5% across the first year).
According to figures released by the Athens – Attica and Argosaronikos Hoteliers Association (EXA), in terms of average fullness, March was the best in performance since the first three months of 2025 – recording 71.3% average fullness compared to 68% of March 2024.
It was followed by February with an average completeness of 65.4% and January with average completeness of 54%, which, however – is worth noting – improved by 9.6% compared to January 2024 and 12.4% compared to January 2023.
We note this as January is a traditionally « difficult » month for Athenian hotels, but we observe that fullness is improving year by year, confirming Athens’ capabilities as a « City Break » destination.
But also February 2025 – whose average fullness increased by February 2024 by 2.5% – shows a striking increase in two years of 19.1%.
‘Months off -peak’
Since everything is going smoothly, the so -called « side months » or « months off -peak » will gradually be limited. Athens should be a 12 -month destination in practice – no seasonal symptoms. But also in terms of the average room price (ADR) and the revenue per available room (REVPAR) in the first quarter of 2025 went well with 125.00 euros ADR and EUR 79.43 (REVPAR), respectively increased by 7.8% and by 13.5% against the first quarter of 2024.
In relation to the performance of Athens -competitors, at a quarter level, the Athens hotels also had good performance and performance. Madrid’s completeness moved to the same level as the corresponding quarter of 2024 (+0.3%), the average fullness of Barcelona declined (-0.4%), while the completeness of Rome and Constantinople recorded a slight increase of 2.7% and 1.2% respectively.
On the average price of room price (ADR), comparing the average price of Athens in the first3 months of 2025 compared to the corresponding period of 2024, we see an increase for Athens by 7.8%, for Madrid by 11.4%, for Barcelona by 7.6%, for Rome by 5.3%, and for Constantinople.
Similarly, in the revenue per available room (Rev Par) in the first quarter of 2025 there was a 13.5%increase in Athens, for Madrid by 11.7%, for Barcelona by 7.1%, for Rome by 8.1%and for Constantinople by 3.4%.
Athens’ performance in all indicators that are studied We observe that slowly but steadily, the last two years have been improved, as has the position of Athens – against its traditional competitors. Despite the addition of many new beds, mainly in tourist accommodation outside the hotel, Athens’s popularity continues to supply demand and supply.
Qualitative goals
Therefore, at this very moment we have to focus with great care not only on the indicators but also on the qualitative goals:
The tourist traffic, and therefore the proceeds of Athens, will be able to follow a development course if and when we are walking involved with tourism and local government cooperatively, with a long -term plan for the « tomorrow » image of the city in the eyes of the visitor and with the focus of continuous improvement.
For example, in order to maintain the necessary « value for money » relationship that attracts the tourist in Athens, only luxurious or renovated rooms are no longer enough.
Better service is needed for visitors to the Acropolis, archaeological sites and upgraded museums, modern networks and safe infrastructure are required, provision is required for new needs of water, sewage, cleanliness, security, etc. A city that is steadily multiplying its population to both residents and visitors – in order to improve the daily life of the citizens and then visitors.
The commercial and historic center is necessary to be linked to any coastal and tourist interest of Attica, the islands of the Argosaronic Gulf must be connected to each other with frequent and fast transport, but also roads, ports and marinas must now be modernized.
