Habijan: We do not expect a great increase in the interests of foreigners in Croatia in Croatia
Equaling the rights of customers of real estate from Croatia and the OECD countries bring changes to the Law on Ownership and Other Real Rights, for which the opposition expressed fear that the problem of affordable housing, which is already large, will further increase.
For 36 of the 38 Member States of the OECD, there is already a possibility of acquiring property rights in Croatia, on the principle of reciprocity. The mutual is not only established for two Member States, namely Mexico and Costa Rica, Habijan said.
« Data on 10,320 requests for acquiring real estate of foreigners in Croatia from 2013 to 2024 is enough to say that we should not expect some great increase in the interests of foreign nationals real estate, » said the Minister, adding that there is also the possibility of putting certain restrictions on a particular state or all OECD members for a period.
Of the total number of real estate registered real estate, 4 percent of foreign nationals (about 321 thousand) have 4 percent, and 0.5 percent relate to the citizens of the OECD member, he said.
More customers will surely deteriorate the already bad situation on the real estate market, Marin Zivkovic said (we can!). The prices of real estate are now unstoppable, but now people cannot afford an apartment in Croatia and the situation is catastrophic, and with more customers it will surely worsen the already bad situation, he said.
And Anka Mrak Taritaš (Voice) points to the problem of a affordable housing in Croatia and the prices « who went to the sky ». « Foreigners are interested mainly to the real estate by the sea, and some of the Mediterranean countries have decided to solve it with a tax, » she said.
Peja Grbin (SDP) also warns about the housing crisis in Croatia. « Instead of doing something specific about this, we are going with this proposal that will not help anything, but we are worse, » he said, stating that the price of a square of apartment in Istria is an average of 3800 euros.
Peace Bulj (Most) is concerned with the possibility of buying real estate foreign nationals in protected areas of nature. It is a disaster, we allow the richest to buy our natural wealth and the most protected areas, he said.
This law does not regulate this issue at all, but the Law on Nature Protection, Minister Habijan answered him.
We are talking about the sale of the Croatian country, that the owner of my Ćaća house in Kastav will become a Japanese or Australian, said Marin Miletic (Bridge).
Danijela Blazanovic (HDZ) particularly emphasized the possibility of bringing measures of limiting, measures that were not in the law before.
She also pointed out that real estate experts say that more economic situations in countries from which foreign customers come is an more important factor than administrative changes, saying the incorrect statements of the opposition that real estate will jump out.
