Bought after his relationship ran on, he tells his first guests in the sun -lit stairwell on the way to the attic. They nod understanding. « Now I have peace again in my thunder, » says De Reus. For the time being, he does not want to leave his current house in Culemborg and is looking for new owners for the house in IJsselstein.

The National Open Houses Day originated in 2008, because the Dutch Association for Real Estate Agents (NVM) wanted to lower the threshold for potential buyers to view a home. But nowadays the market looks completely different. « Around 2011 and 2012, many more homes participated, » says NVM spokesperson René Loman. « Then it was 56,000 homes. » Now there are tight 6,000, on a housing supply of 44,000 available homes total.

Everyone who is looking for a house now knows: you have to be there quickly. Those who want to sell a home knows: there are plenty of people who want a house. Broker Rob Polderman, active in the vicinity of IJsselstein, Buitenstad van Utrecht and last year « the favorite on Funda », therefore advises his customers not to participate in this day. « Don’t get that on your neck, you have enough viewings, » he says.

An open day is therefore an outdated concept in the current market, says Polderman. People who are actively searching keep a house of housing site Funda constantly. They have enough overview of the range that suits them and have such an open day « not necessary at all, » says Polderman. It seems that more brokers in the popular city have thought: there are only three homes in IJsselstein, two of which with an asking price of more than a million.

Inaccessible for Dutch people with an average income. But that applies the housing supply as a whole: only 1.7 percent of the total housing supply was available last August for a one earner, and 29.1 percent for modal dual -income households, De Hypotheker reported.

Nelson (51) and Carolina (46) Pereira, the first visitors to the giant, are not put off by the asking price. They thought this week they wanted to move. Nelson: « Such a concept seems awkward for an apartment in a lower price range, too many people come to that. Here it is quiet. » For this 1.2 million house, the open day is ideal, he thinks.

The cheapest open house that participates is an apartment of 61 square meters in Leeuwarden, with a balcony of four square meters: 165,000 euros. The most expensive costs more than three and a half million. For this, the buyer will receive a 360 square meter home on a 4-hectare site, with a ‘complete equestrian accommodation’ that offers ‘plenty of opportunities for the professional horse lover’, the Funda description says. Of the participating homes, just 1,300 homes have an asking price to 400,000 euros.

At the home of Werner Vervaet (51), asking price 850,000 euros, it seems calm in the first instance, but from half past eleven the passage is good. « You buy the location of course, you buy a piece of Nieuwendammerdijk, » he tells Manuel Schmaranzer (43) and Els Duran (43), his first visitors. He lovingly shows his house on the idyllic dike, with the famous Zaanse facades, in Amsterdam-Noord.

Vervaet bought them, he bought them, six years ago, but shortly after he went abroad. By the time he returned, he had « a completely different private situation. » So he goes to sell the house, for which he has already had complete building plans made for a grand renovation, with a little pain in his heart.

Duran and Schmaranzer are looking for a home with a little more space, for themselves and their two children aged 6 and 9, who now have to share a bedroom in their house in the Pijp. Schmaranzer has already looked at the Dijkhuis. « We have tried to make a follow -up appointment earlier, but that did not work with the broker. That is why we are now there during the open day, » says Duran. « We are not viewing enthusiasts. »

In IJsselstein, Nelson and Carolina Pereira are more secure of their business. « The price is big, but we are going to count at home, » says Nelson. « We will definitely make a bid. » And they were not the only ones. Two more couples came by today, from Utrecht and Breukelen. « Both serious bidders, » says De Reus when he looks back on the open day. « The people who came by today have made it absolutely valuable. »
