DSU will already start building rental apartments in Smartno

The state -owned DSU, which took over the real estate portfolio last year to provide rental housing, will start building the first 32 apartments this year, in Šmartno, Ljubljana. The project is expected to be completed under certain conditions at the end of next year, the DSU explains. As we have revealed last year in Workthey plan to build from 2000 to 2500 Housing for lower middle class, which will be rented after the so -called cost rent.

Last year, the DSU received 200 sets of real estate with equipment from the Slovenian State Holding (SDH), five capital investments in real estate company projects and claims against those companies. The total book value of the transferred assets is approximately EUR 102 million and the market value is approximately EUR 150 million. At that time, the Director of the DSU explained that they would sell unnecessary assets and earmark it for projects.

Four sales procedures

Thus, in the last month, the DSU has published four sales procedures for large commercial real estate, which will be followed by others in the future. These are building land in the Brnik Business and Logist Zone, premises in the shopping facility in Maribor, business premises in Eda Center in Nova Gorica and the business and trade premises on Kavadarska cesta in Ljubljana. The total starting value of the aforementioned real estate without tax is around € 13 million. « These are housing that will provide adequate, safe and quality housing at an affordable price, especially the middle layer of the population, » the company explains.

They added that, among other things, they have taken over some real estate that have been defined as potentially suitable for the development and construction of accessible rental housing. « In total, in ten years, it is possible to build from 2000 to 2500 apartments with assumed assets, » the DSU estimates. The actual use of these real estate and other potential construction projects are determined by detailed technical inspections. In addition to rented apartments in Šmartno in Ljubljana, DSU plans to offer more than 400 rentals to potential tenants in the neighborhood of Majska Poljane in Nova Gorica from 2029. In the coming years, the rental apartments are expected to be built in Ljubljana, Maribor, Škofja Loka, Ajdovščina and some other Slovenian cities.

Austrian model

The DSU will look after the Austrian model, which means that the rent will be cost and its return on capital can be up to 3.5 percent. As it is in the fall for Work explained the DSU CEO Mitja Krizajthat is supposed to be a source for financing construction two: 20 to 30 percent of the funds will be provided with their own capital or the sale of unnecessary assets, and the rest will be obtained through international financial institutions such as the European Bank for Reconstruction and Development, the European Investment Bank, SID Bank, and commercial banks. « This could provide about half a billion euros in investment potential, » Križaj announced.

Last year, the adopted state investment management strategy expanded the DSU business to the development and construction of accessible public rental housing. « The aim of the development, construction and management of public rental housing is not to create as much yield as possible, but a minimum return by maintaining the value of the input, taking into account the target return on the invested own resources of a maximum of 3.5 percent per year, and the Ministry of Finance can determine different profitability in terms of economic conditions, » the document says.
