« Dominant » bought Assets of Magnit in the Lipetsk region
Magnit retail network (MOOEX: MGNT) sold the structures of the Dominant agricultural holding Paul and Svetlana Demidov Business Business of Moscow on the Don, specializing in open ground vegetables in the Lipetsk region. The retailer plans to purchase a “borscht set” through agricultural contracts from third -party manufacturers, and itself is concentrated on the development of a more predictable greenhouse economy.
Assets of Moscow on the Don LLC, previously owned by Tander JSC (the main legal entity of Retail « Magnit »), were transferred to LLC « Usman agricultural complex », follows from the USRN. The latter, according to SPARK, through LLC Agroda in equal shares is controlled by co -owners of the Dominant agricultural holding Pavel and Svetlana Demidov. The perimeter of the transaction held in April included long -term lease rights for 1.3 thousand hectares of land in the Lipetsk region for growing open soil vegetables, mainly “borschtes” (beets, cabbage, potatoes and carrots).
Magnet confirmed the sale of Moscow on the Don. The step, according to the company representative, is due to the decision to focus on growing greenhouse vegetables and green crops. This direction has been developing since 2011. Vegetables of the Borshchny set of Magnit Agropheremer purchases from agricultural producers under agricultural control, contracts for the supply of future crop with fixed volumes, the network said. The “dominant” did not answer the questions “Kommersant”.
The head of the M&A Department of the BGP Capital, Ivan Peshkov, suggests that the Moscow Business Business, taking into account the debt, could cost the “dominant” 650 million rubles. He explains that the company’s portfolio is quite expensive with a system of irrigation: its cost is 400 thousand rubles. for 1 ha. Technology, vegetable stores and so on are added to the price of the land, the expert says
Group of Companies « Dominant » – agricultural holding founded in 1996. According to Befl, the group takes 17th place among landowners, in its portfolio 320 thousand hectares. The group combines agricultural enterprises, sugar factories, elevators and dairy plants in Lipetsk, Tula, Tambov, Rostov regions and other regions of Russia. The holding is able to process more than 18 million tons of sugar beets per year, the production of grain and oilseeds is more than 1 million tons per season.
“Moscow on the Don” was founded in 2006 in the Khlevensky district of the Lipetsk region. The co -owner of the company was originally Sergey Lupukhin – CEO of Malino Group of Companies (Land Bank 40 thousand hectares), a large manufacturer of vegetables, including potatoes. Magnit bought Moscow on the Don in 2017. The retailer built a vegetable storehouse and refrigerators here, launched a line of washing vegetables, dry cleaning and small packing. In 2018, according to the latest public data, the company brought networks of 20 thousand tons of vegetables per year. According to the SPARK, the revenue of Moscow on the Don LLC in 2024 increased by 29.29% a year by the year, to 679.5 million rubles. Pure loss amounted to 5.07 million rubles.
Open soil vegetables are characterized by extreme volatility of profitability, says Albina Koryagina, a business development partner. For example, in 2021, the margin of business, according to her, reached 132.5%, and in 2022 collapsed to minus 34.2%. Arthur Gafarov evaluates the current profitability of the production of vegetables of the development of entrepreneurship and economics at 25-50%. Such changes are usually dictated by oscillations of the crop volume: an increase in the supply helps to reduce purchase prices for vegetables and vice versa. The collection volumes are usually poorly predicted. Now last year, the decrease in the crop provides a sharp increase in prices for vegetables of open ground (see “Kommersant” from May 22). The greenhouse production, according to Mr. Gafarov, is more resistant to fluctuations.
The director of the agricultural consulting company Rincon Management Konstantin Korneev notes that it is more difficult to manage agrarian assets because of the growth of costs. The maintenance of the land bank was greatly risen – the purchase of seeds, fertilizers, agricultural machinery, he lists. But the expert doubts that Magnit will completely abandon the agricultural direction. Growing their own vegetables, according to Mr. Korneev, allows networks to control the cost of production. “Moscow on the Don” is really not the only agricultural enterprise Magnit. The retailer also controls the green line greenhouse and other assets. In 2023, the network reported on the production of 109 thousand tons of agricultural products.
