Leo Giertz has been living since mid -2023 in a large three -room apartment with its own roof terrace at Gärdet in Stockholm. For that he pays a rent of SEK 90,000 a month.

He rents the apartment in the alternative as a business apartment through the rental company Convendum. But with the support of a prejudicial HD judgment he turned to the district court to demand the same property protection as a first -tenant.

Now the district court judgment has arrived. It states that Leo Giertz and two of his neighbors have the same rights as if they rented directly from the property owner, which is an economic association owned by Länsförsäkringar. They are also sentenced to pay the tenants' legal costs of SEK 200,000 per mandatory.

– It feels great. Although I was reasonably convinced of how it would go, it is always nice to get it on paper. Our counterparty Länsförsäkringar hired the reputable law firm Mannheimer Swartling and they really tried with everything, but the district court went entirely on our line, says Leo Giertz.

The judgment is in line with several other judgments in recent years, as The notable rent dispute Like Zlatan Ibrahimovic is blamed in. Leo Giertz is well aware of the practice, as his bonus dad Adam Wais was the one that got the preceded HD judgment just over two years ago. Now the company Urban Rights is running together that helps others in the same situation.

But the fight against the rental company and the property owner is not yet over. Leo Giertz has requested that the rent be lowered from SEK 90,000 to about SEK 22,000, which he considers is the correct value value rent. That issue must be examined by the rental committee.

– There I really feel that we will win. In Urban Rights we get such decisions on running bands, he says.

It will be welcomed in that case for Leo Giertz's private economy. While the dispute has been going on, he has continued to pay SEK 90,000 a month – but the majority has been deposited with the county administrative board instead of going to the rental company. The deposited sum currently amounts to almost 1.5 million, which he expects to get back.

– These are savings that I have had before, among other things after selling a condominium, says Leo Giertz.

Länsförsäkringar's press service announces that the board of the economic association that owns the house is now analyzing the judgment and may return later. Otherwise, they do not answer DN's questions.
