Cosmos Hotel Group will build a hotel near the Tikhvin Monastery

One of the largest Russian hotel operators Cosmos Hotel Group may be engaged in the construction of a new hotel in the Tikhvin of the Leningrad Region. Interest in domestic tourism is growing. However, experts are warned, the selected place does not differ in a developed tourist infrastructure and will not be able to attract a stable tourist flow.

The Cosmos Hotel Group hotel operator registered the new project company Cosmos Hotel Tikhvin LLC, follows from SPARK data. The new structure was created for the development of tourist projects in Tikhvin, Kommersant said Alexander Biba, President of Cosmos Hotel Group. The project itself, according to him, is at an early stage of study.

Cosmos Hotel Group, controlled by the structures of AFK System, is one of the largest hotel operators in Russia. Its administration has 36 hotels with a total number of rooms of more than 10 thousand rooms. The company is engaged in the development of the tour operator business in domestic and entry markets.

If Cosmos Hotel Group decides to engage in the construction of a new hotel, then the company will invest either its own funds or attract a co -investor, said Igor Kokorev, operating director of the Strategic Consulting Company, Igor Kokorev. Most of the operator’s hotels are owned, therefore, this project can replenish his portfolio of assets, suggests the deputy director of the strategic and management consulting department of the consulting company Core.xp Ksenia Nepomnya. It is possible that the hotel operator will manage a ready -made object by concluding an appropriate agreement with its owner, says Marina Smirnova, head of the hotel business and tourism department of the CMWP consulting company.

However, in the Tikhvin district, where Cosmos Hotel Group plans to start a new project, hotel and tourist infrastructure is less developed than in other areas of the Leningrad Region, Marina Smirnova notes. The choice of this particular location is due to development prospects in regions where there is a need to create small high -quality hotels, explains Alexander Biba.

However, the only destination in this location is the Tikhvin monastery, which will not be able to provide a stable tourist flow for the hotel, says Stanislav Ivashkevich, managing partner of the consulting company Ivashkevich Hospital. Nevertheless, the opening of the hotel from a large operator can stimulate an additional flow of tourists to this area, adds Ksenia Nepomnya.

According to Rosstat, over the past year, 1.6 million people stopped in the means of placing the Leningrad Region. Year by year, the indicator decreased by 2.6%

This year the negative trend has been preserved. In January, guests reached 124.5 thousand people, having lost a year by 3.1%.

Under these conditions, the most profitable solution for Cosmos Hotel Group will be to build a hotel of the “four stars” levels with a room fund of about 120 rooms, since such an object can get preferential lending, Igor Kokorev notes. Most likely, this will be a large suburban hotel with developed infrastructure, the partner of the consulting company NF Group Stanislav Bibik suggests. The construction of such a hotel will cost 2.7 billion rubles, calculated Marina Smirnova. And such an object will pay off in at least 15-18 years, notes Stanislav Ivashkevich.

According to CMWP, the volumes of hotel real estate input in the Leningrad Region, according to the results of 2024, amounted to 250 rooms, by the end of 2025 the indicator will increase ten times, to 2 thousand numbers. The average cost of the number in St. Petersburg for the same period increased by 19.1% a year by the year, to 7.2 thousand rubles. per day, follows from Hotel Advisors in the Nikoliers sample. Such dynamics is due to an increase in the price of accommodation in five -star hotels: the indicator for 2024 increased by 41% year by year, to 18.6 thousand rubles. per day. In the hotels of the “four stars” levels, according to the calculations of consultants, the indicator for the same period increased by 12.6% year by the year, to 6 thousand rubles. per day.
