Finding staff is currently just as difficult as to get an affordable apartment on the housing market. The “Job with apartment” model is therefore becoming more important.

There is a happy Easter for 184 employees of the Salzburg State Clinics. You can soon get your new apartments in the Lanserhof settlement. The neighborhood will be expanded by 2029, then a total of 568 apartments are available on the site.

It is also eagerly built in Bludenz: the Illrainhof is implemented here with the Illrainhof. The accommodations for employees in tourism are a particularly big topic, especially in companies with many seasonal sonniers. In this way, the discounts can be up to 40 or 50 percent. In tourism companies, often no rent is due, but only a contribution to expenses. « With the ÖBB, the respective market rent shown in the price level of the specialist association of the real estate lovers is used as a calculation basis, » said Pinka.

Depending on the income, up to 40 percent of this are cut off. « This is the case up to a gross monthly income of 3200 euros, » says Pinka. There are no discounts on the apartments with the right to name. « However, the non-profit law-and mostly these apartments are subject to the same-very strict rent regulations, » says the ÖBB spokesman.

An apartment as a job argument

However, the fact that companies revive the old factory apartment again has a powerful reason: « Quality employee accommodation is an essential factor for tourism and other companies, especially in times of the shortage of skilled workers.

In this context, however, two aspects must not forget: First, the discounted living option is connected to the job. If you change the employer, you have to move out of the apartment. However, a solution, which is satisfactory for both sides, is usually sought: « With us, the notice period is six months. But of course you can find individual solutions, for example so that children can complete the school year, » explains Pinka. If the tenant dies, then the surviving spouse can even stay in the apartment until the end of his life.

Passionate non-cash reference regulation

However, it is not possible to pass on the apartment to the children. On the other hand, the apartments that are located near the workplace and do not form the center of life interests can be found for the apartments that are provided free of charge or at cheaper conditions. « If the apartments are smaller than 35 square meters, you don’t have to pay a non -cashage, » says Reisenzahn at the new regulation that has come into force from 1. 1. 2025. However, if the apartment is not larger than 45 square meters, the non -cash level is to be reduced by 35 percent if the accommodation close to the job is provided by the same employer for a maximum of twelve months.
