City of Luxembourg invests 70 million euros in Bonneweg

The city of Luxembourg digs deeply into its pocket: two real estate projects in Bonneweg change owners for a total of 70 million euros. Specifically, the city will take over a building from the real estate company Eaglestone that will in future fulfill public functions. A police commissioner is planned on the ground floor, which will probably replace the previous one in Rue Auguste Charles. The city will rent the rooms to the state. From the second to the fifth floor, offices for the Office Social are to be set up. Apartments are planned in the second building. Both projects should be ready for reference in the first semester 2028.

These two buildings are so -called VEFA (Vente en l’e etat futur d’Achèvement)Real estate projects whose construction begins. The city of Luxembourg had carried out a tender and investors were able to apply with an offer. The price was an important criterion. Upper borders were applied to the construction costs and the property price. The entire Brooklyn project with 120 apartments was presented three years ago with a large pomp. The city of Luxembourg has now taken over the financing of 20 apartments, two of which are so -called « Logements à Coût Modéré », affordable living space.

The municipal council Robert L. Phillippart (DP) welcomes the decision: « This will certainly contribute to the quality of life and security in the quarter. It can be assumed that this was a strategic decision. » In his view, the rather remote part of the quarter with the project could develop a new, more central character – supported by a striking architecture and the signal effect of public engagement.

Public sector as an impulse provider

Mobility aspects also play with: The new building is directly connected to the tram – a plus for the accessibility of social services. Christa Brömmel (Déi Gréng) emphasizes this aspect: « The central location of the Office Sociale benefits those who want to fall back on the services. »

If there is a place where a visible police presence is needed, then it is on this corner of the city.

Phillippart emphasizes the need for « the public sector to take the first step », especially in a quarter that, according to Gabriel Boisante (LSAP), « after life, offices, according to apartments. The investment should therefore not only serve social and security policy goals, but also contribute to the revival of the entire district. Claude Radoux (DP) supports the project: « If there is a place where a visible police presence is needed, then it is at this corner of the city. »

Critical voice to transparency and environment

Not all council members expressed themselves without reservation. Tom Weidig (ADR) was skeptical about the amount of the investment and the fact that the city acquires the building directly from a private developer. He would have liked an independent expertise to avoid possible conflicts of interest. The word « corruption » also fell. He also addressed the social reality in the district and the close proximity to the Abrigado drug aid center. « I’m worried about the conflict potential of the district, » said Weidig.

Even if Weidig ended up in the vote, his concern for corruption was not a general echo.
