Average price for old building at 5,905 euros per square meter

After a phase of stabilization, the prices for old buildings have an increase of +3.5 percent compared to the previous quarter, which confirms another interest in this segment, the real estate portal Athome sums up in its « apartment balance » presented on Tuesday.

The market for old building apartments remains largely stable (+0.1 percent), while an upward trend can still be observed in new apartments (+1.2 percent).

The average price for the purchase of an old building store in Luxembourg is 5,905 euros/m² and for an old apartment at 7,790 euros/m².

Different sales markets in the individual regions

Within a year, the prices for old buildings have increased in several areas, especially in the east, in the middle and in the south, where demand is still high. In contrast, the prices for old buildings have slight declines, except in the East and North Regions, where an increase is recorded.

The market shows different developments in new apartments: prices are significantly back across the country, except in the south, which has more stable dynamics.

The decline in rents that took place at the end of 2024 continued in the first quarter of 2025. Rents for houses have dropped by -1.8 percent compared to the previous quarter, while rents for apartments have a greater decline (-2.5 percent).

The west of the country shows significant decline in apartment rents

This decline reflects a new balance on the rental apartment market, whereby the offer gradually adapts to the demand after a phase of tension. On average, the rent for an apartment in Luxembourg is 1,779 euros per month, while rent for a house is 3,152 euros per month.

The rental price fluctuations depend heavily from the regions. The east has a strong increase, while the center pulls the national trend down with a significant decline in apartment rents. The West also has to accept a significant decline in apartment rents, while the south and the north continue to record an upward trend.
